We obtained planning approval for this commercial conversion and sub-division adding 3 flats to the property. A 3 storey high extension is proposed at the rear of the existing property (a takeaway shop with 2 studios above). Using property prices in the area as references at the time, the existing property is worth around £500,000. The 3 flats (£300k + £325k + £350k according to their sizes) will add around £975,000 to the commercial property estimated at £150,000. The proposal should increase the value from £500,000 to around £1,100,000, with a profit of £600,000 minus the project cost.
